Most new homes are covered by the developer's two-year warranty for defects, and your NHBC or Premier Guarantee warranty provides longer-term protection. Yes. NHBC Buildmark and similar warranties cover major structural defects from year three to year ten, and general defects in years one and two. But they do not cover cosmetic defects, and exercising warranty claims requires you to document defects formally and within specific timeframes. Professional independent surveys typically find between 80 and 250 snagging items on a new-build property. A figure of 150+ is very common for a three-bedroom house.
