RICS Home Survey Level 2 (HomeBuyer Report)

The RICS Home Survey Level 2 — commonly known as the HomeBuyer Report — is the most popular type of survey for standard residential properties in Coventry. It's designed for properties that are in reasonable condition and haven't been significantly altered.

A Level 2 HomeBuyer Report covers all visually accessible parts of the property and gives you a thorough overview of the condition. A Level 3 Full Building Survey goes deeper — including concealed areas where accessible, more detailed structural analysis, and comprehensive repair advice. Level 3 is better for older, larger or more complex properties in Coventry.

We aim to deliver your detailed survey report within 3–5 working days of the site inspection. For urgent cases, please mention this in your enquiry and we'll do our best to accommodate. Our team understands the time-sensitive nature of property transactions.

New builds typically come with a developer's warranty (such as an NHBC Buildmark warranty), but this doesn't replace an independent survey. A Level 1 Condition Report or Snagging Survey for a new build can identify construction defects, finishing issues and non-compliant workmanship before your legal completion — giving you the power to have issues corrected by the developer at their cost.

While it's not usually necessary, some clients do find it helpful to be present at the end of the inspection for a brief verbal overview from the surveyor. Please discuss this with us when booking — we're happy to accommodate where possible.

Finding issues isn't necessarily bad news — it's exactly why you get a survey. Depending on what our survey report identifies, you have several options: negotiate a price reduction with the seller, request repairs before exchange, ask for a retention of part of the purchase price, or in extreme cases, withdraw from the purchase. Our reports are written to help you make informed decisions.
