The RICS Level 2 Home Survey (previously called the HomeBuyer Report or RICS Homebuyer Survey) is a mid-range property survey designed for conventional properties in reasonable condition. It is prepared in accordance with the RICS Home Survey Standard and is delivered in a standardised format using a traffic-light condition rating system.
The three condition ratings are:
- Condition Rating 1 (Green): No repair is currently needed. The property must be maintained in the normal way.

What Does a Level 2 Survey Include?

The Traffic-Light System in Practice
The condition rating system used in RICS Level 2 surveys is designed to be intuitive, but it is worth understanding a few nuances:
A Condition Rating 2 (amber) does not mean the issue is trivial. Some amber-rated items can be expensive to put right — for example, windows rated 2 because they are beyond their serviceable life may cost several thousand pounds to replace across a whole house. A good surveyor will provide enough description for you to assess the likely cost even at amber rating.
